I got this advice today and I thought I'd pass it on to anyone thinking of buying a property or starting a business in Spain:

"Its important to get all the business information ahead of falling in love with a property/land and then trying to make it fit the project.

As you probably know most estate agents will tell the client what they need to in order to make a sale – ‘yes, no problem, you can do this and that’, when in reality if it were that easy everyone would be doing it!!"

Basically, before you do anything, take legal advice. There are some good, honest estate agents out there and it's a shame some of the rogue ones have spoilt the overall reputation. But remember that you don't have to - and you shouldn't - use the legal advisers recommended by the estate agents.

Find a solicitor first, take advice, then find your property when you are totally clued up.

If anyone can recommend any legal advisers, or offer advice in general after experiencing buying a property or a business in Spain, please share your valuable information on this Forum.

Thought that other forum members might find some of the comments interesting on this blog; not about Tossa though but Spain in general."the pain of living in Spain"

Sarah is correct, always get legal advice, many speak English.
Another couple of points, if you intend buying a "new build" add approximately 12 percent to the sale price for IVA (vat) and other fees including solicitors.
If a resale property, then add about 10 percent to the sale price.
If buying a bar restaurant, you will need certificates that take many months to acquire, a friend of ours didn't realise this and spent months paying the lease on a business he couldn't open until his "licences" were received.



We would love to live in Tossa !!!
