 Pitfalls of property owning

As many of you know , we have owned a small studio apartment at Sa Gabarra for many years(25 ,we think).
All the apartments were originally holiday lets and the great location , with views over Tossa to the sea ,together with the bar/restaurant and pool made it a haven from the bustle of Tossa.
The increasing wealth of the Calalans (with our/EU help!!) means that many have bought second homes and Sa Gabarra is now residential ,some being used for weekends only but now quite a few are permanent residents driven there by the high prices in Tossa town.We are happy about this because of the security it offers whilst we are away.
Whilst not knowing the fine details of Spanish Property Law there have been changes over the years to the management of multiple occupancy buildings(apartment blocks to you and me)
Each has to have a Comunidad Propietarios with an appointed Chairman and Secretary,a Bank account and budget for community costs (pool , gardens etc) to which everyone has to contribute.
The Law was recently changed giving greater powers to the Comunidad to ensure that debts are collected and , more importantly , the majority decision is upheld.
In the past , projects such as repainting and refurbishment were held back by bad payers (mainly non-doms) and the Spanish not wanting to commit to capital projects.
I think the main persuasive argument was that "if you do not invest ,the value of your apartment will drop!!"
To us this now means that the long awaited refurbishment of Sa Gabarra will go ahead,hopefully this winter.
I am posting this under this topic as there may be members considering either moving or buying an apartment in Tossa.Although prices have stopped rising it is still very expensive compared to the rest of Spain and 200k will only buy you a 1 bed studio so perhaps none of you will be thinking of buying !
In the old days your apartment could crumble around you as investment was blocked by bad payers or locals not wanting to invest - that has all changed.
Will keep you posted - the quotes are in and the vote is on 29th March.
We cannot be there but our neighbour , a Catalan Architect , is very much involved in driving the project through.
I have asked for a community TV antenna but that is not part of the initial plan - will just have to do with our old coathanger and as for WiFi, our new musical Laptop is staying at home......
Last point.
The cost of the refurb is 150k,divided by 24 owners.(I see Cava restrictions being set)
To put that in context,that is the original cost of the apartments when built 30 years ago.

Just had an email/photos from our friend to say that the torrential rains on Sunday have made part of his balcony(above ours) to collapse, falling on and damaged our pot troughs and removing our TV aerial!!
The joys of property owning ,looks like our May holiday is a working one.
with all this hassle , could be moving/selling and joining the hotel forum group for future visits.

So we're not the only ones with problems. We have just had to spend a lot of money on a retaining wall in front of our bungalow, which was due to fall over any minute due to all the rain we've had. With our home being up for sale, it HAD to be done
P.S.
Anyone who knows June & bob from Doncaster & is in Tossa on June 27th this year, it's June's 80th.I wish we could be there to help her celebrate, but it's highly unlikely

We miss June and Bob now as we go earlier in June to Tossa, we hope Junio dos has a great birthday, congratulations from us on reaching the big 80
